How is a non resident alien (from Canada) taxed on a passive real estate investment in the US. As a single retired investor I would like to buy 2 small condos with my savings. Would I be allowed to buy through an Scorp or an LLC. Would it be better tax wise?

If Gross rental income from the condos in the US are around 40,000$ /year and total income including Canadian revenue is around 60,000$/year, how much would I be taxed in the US on my US rental income?
